Mamaroneck's Hampshire Country Club Proposes Condo Expansion

MAMARONECK, N.Y. -- The owners of Hampshire Country Club in Mamaroneck filed zoning change request papers with the village last week, proposing 121 high-end, luxury residences to be built and attached to the club's existing clubhouse.

The proposed condos would be dubbed, "The Residences at Hampshire."

“Our goal is to create a sustainable model to keep Hampshire as a vital and integral part of the Westchester landscape,” senior project manager at Hampshire Thomas Nappi said in a statement. “Given feedback from members and people in the community, we believe transforming our property by building beautiful state-of-the-art housing is a great way to accomplish that.”

The club’s preferred option is a clustered condominium approach, which allows the vast majority of the property to remain as open green space for the use of its golf and other members and the "visual enjoyment" of its neighbors.

The plan targets empty nesters seeking a country club lifestyle, allowing them to downsize from their single family home, and remain close to family and friends in our community. The architects took efforts to design The Residences at Hampshire to be "architecturally compatible" with the rest of the neighborhood.

Hampshire, not the village, would be responsible for infrastructure such as road maintenance, sewers, sanitation and snow removal. A traffic flow study by VHB Engineering showed an increase of rush hour traffic of less than 60 trips per day.

Another proposal for single-family, detached homes is not being pursued by the club since the golf course would no longer exist under that plan.
