Larchmont's Cambium Construction Gets Under Way This Month

LARCHMONT, N.Y. -- The Cambium is beginning to take shape at 10 Byron Place in Larchmont. 

Construction on the 149-unit luxury residence begins this month. The Cambium is Byron Place Associates' long-anticipated new condominium and Larchmont’s first new multi-family development project since the 1980s, according to a press release.

Houlihan Lawrence, the leading real estate firm serving New York City’s northern suburbs, is the exclusive sales and marketing agent for the property.

"Once complete in 2015, The Cambium will introduce 149 one- and two-bedroom residences and a collection of magnificent penthouses paired with a caliber of amenities and service rarely found outside of Manhattan," representatives said in the release.

Construction recently finished on the three-level, elevator accessible parking garage with more than 270 spaces, according to the release. 

“We’re thrilled to begin work on the condo’s superstructure now that the parking garage has been completed,” said John Myers, principal of Ceres Realty Group, whom is managing the development.

"The Cambium will answer a growing demand for new construction in Larchmont, where demand is high, and inventory has consisted of older building with little to no amenities -- until now. The Cambium offers a suite of amenities rarely seen in Westchester County, let alone Larchmont," representatives said. 

All residences will feature custom flooring, gourmet kitchens with stainless steel appliances and handcrafted cabinetry, according to the release.

“With spacious interiors, sophisticated finishes and all of the services and amenities one might expect to find in nearby Manhattan, The Cambium lifestyle offers the perfect balance between small-town charm and big-city comfort,” said Susan Joyce, director of sales at The Cambium. “The Cambium presents a fabulous option for those who desire a maintenance free lifestyle, as well as New Yorkers who are heading north and want to maintain their convenient lifestyle. Larchmont is an incredibly sought-after place to call home, with a stunning waterfront and a vibrant downtown area.”

Will the Cambium include requisite % of affordable units?

This is a press release, not an article, and fails to note such items as The Cambium's awful location (overlooking MetroNorth, I-95, the Mamaroneck Town Dump and Larchmont's deteriorated water towers and former incinerator, as well as The Cambium's extraordinarily high prices. One can do far better at any of the existing coops and condos in the area, many of which feature larger rooms, far better views and a location in which one can open a window without being kept awake by unending noise.
