MAMARONECK, N. Y. When homeowners are trying to sell their houses, they have a lot to juggle. The last thing they may have time for making the house look perfect, but the experts at a Mamaroneck Public Library seminar said staging your home properly is important to get it sold quickly.
It makes a huge difference, said Larchmont Realtor Ann Marie Damashek, who works for Weichert. You can tell which ones have been staged. They look better, present better and sell faster, too.
The Mamaroneck Public Library hosted Marie Graham, an accredited staging professional and certified interior designer, on Monday evening. Graham founded her own business, The Refreshed Home, which specializes in staging and designing homes in Westchester and Fairfield counties.
There are no wrong questions or answers. It is the premise of how I run my business, she said during her lecture. I want to show you how to make your space the best space it can be and attract people at the same time.
When selling a home, it is important to consider your time frame to sell and the current market conditions, as well as your resources, needs, goals and expectations, Graham said. For each homeowner, she said, the equations is a little different but still gets the sale.
Your house is the star, Im the director and Realtors and buyers are the audience, Graham said. My point of being here tonight is to give you the tools you need and get your house sold.
According to Graham, more than 90 percent of prospective buyers will look online before approaching a real estate agent, so photography is key.
You have seven seconds to make an impression, she said.
Refrigerators must be cleared off and clutter must be taken out. Closets should be organized. Old linens should be thrown out, molding should be repainted and everything should be given a general facelift.
There is no space for you or your stuff in their dreams, Graham said.
