Mamaroneck Provides Affordable Housing

MAMARONECK, N.Y. – The town of Mamaroneck has met Westchester County requirements to provide affordable housing for low-income residents and families, according to Town Administrator Stephen Altieri.

Currently, the town is studying zoning areas on Boston Post Road, Madison Avenue and Fifth Avenue to determine if residential developments can be added to commercial districts. In August, the town will begin a mandatory environmental study to go along with the possible zoning changes.

“The county mandate was to develop more affordable housing,” said Altieri. “So, we are trying in our own way to advance that opportunity and we already do quite a bit.”

In 1994, 54 units of “work-force housing” were built on Hommocks Road at the corner of Boston Post Road. The Hommocks Apartments have rent set at a working wage cost. According to Altieri, these apartments were not established for people who commute to New York City, but rather people that work in and around the town of Mamaroneck.

The town also uses federally-funded Section 8 housing vouchers to subsidize rent for eligible residents. According to the town’s website, “preference is given to local residents, senior citizens, people with disabilities, veterans, victims of domestic violence and working families whose income is at or below 30 percent of the median income for Westchester County based on family size.”

Depending on the need of the resident, the vouchers provide up to a certain amount of money for rent, which is a set number agreed upon between the landlord and the town. Mamaroneck has 647 vouchers currently being used by residents, according to Altieri.

Under new regulations, all new complexes being built are mandated to have a percentage of affordable housing within them. According to Altieri, the Byron Place Development, being constructed off Madison Avenue, is complying with the mandate.

Construction will likely be completed on the Byron Place Development by 2014.  The development, which will have a building a total of 149 units, will add 10 new “work-force units” to the community.
